Pre-Construction Phase:
- Develop a Master Plan that identifies critical elements such as function, site use, space planning, construction applications and any special requirements (i.e. sound, acoustics, mechanical systems, technology, etc.).
- Develop an indirect schedule to assist the Project Team in meeting critical milestone dates (i.e. 100% schematics, 100% DD’s and 95% CD’s).
- Cost Management – establish a construction budget that can be used by the Project Team to evaluate the project cost at those milestone dates identified by the indirect schedule.
- Review and evaluate bids, not just on the basis of cost but on schedule, possible value engineering and recent changes in market conditions.
- Provide for periodic contract document review and coordination.
- Determine the best method to deliver the project as designed considering time constraints for bidding, expertise required to construct the project, special requirements and the anticipated project schedule.
