Develop a Master Plan that identifies critical elements such as function, site use, space planning, construction applications and any special requirements (i.e. sound, acoustics, mechanical systems, technology, etc.).
Develop an indirect schedule to assist the Project Team in meeting critical milestone dates (i.e. 100% schematics, 100% DD’s and 95% CD’s).
Cost Management – establish a construction budget that can be used by the Project Team to evaluate the project cost at those milestone dates identified by the indirect schedule.
Review and evaluate bids, not just on the basis of cost but on schedule, possible value engineering and recent changes in market conditions.
Provide for periodic contract document review and coordination.
Determine the best method to deliver the project as designed considering time constraints for bidding, expertise required to construct the project, special requirements and the anticipated project schedule.
